Project Cost
Consultation and project cost analysis are free.
Forethought is everything. We are aware of what local Mexican contractors charge so we are competitive in our pricing, yet confident that we are turning out a better finished product. No project is too small. If it's a new toilet, patch on the roof, or a hacienda style vacation casa, Vertical Construction will meet your needs.
I thought it is cheaper to build in Mexico?
Most building materials are not cheaper in Mexico than the same materials in the US. Labor is cheaper in Mexico, but, employee taxes (social security) are higher. Block construction is more time consuming than wood and metal framing, so the price per square foot raises, due to longer labor costs.
I just want a price!
If you asked a random person to buy you a new pair of tennis shoes with out them knowing your tastes, the prices would vary greatly. A pair of Nike's in a high end department store could cost $95.00, a similar pair of shoes at a discount store could cost $45.00 and no-name brand at Walmart could cost $19.92. They all have the same function, but, vary greaty due to brand, quality and taste.
Apply the tennis shoe theory to building and the results are similar. Do your want to use cement block, wood, steel, foam, hay bail, adobe blocks or tri-D panels to build your house? What 'R' factor are you trying to achieve? How many outlets and electrcal fixtures do want available. Do you want pine, alder or cherry cabinets? Do you want tile, cement, granite or marble cabinets? Do you want an aluminum, ceramic, concrete, soap stone, copper or vessel sink? The decisions are endless and the costs are too! We will guide you through these decisions without compromising your budget.
Once we know the materials you would like to use and how you would like to finish your home, we can give you a price for your project. Vertical Construction can build you a septic, hook up utilities and supply a concrete pad for your RV. This price will vary from that of an unfinished shell that you will finish at your liesure and will vary even more in price from a basic, semi-custom, custom or highend home.
Vertical Construction is aware of what local Mexican contractors charge. Our prices are competitive and we know you will have a better finished product. However, we are not willing to compromise our repution with sub-standard quality and materials. You ultimately get what you pay for. Beware of contractors that promise you a price without details. Your dream can easily become your nightmare.
So, to answer your question, your per square foot cost could range between $49.00 and more per square foot. Our average home is about $83.00 a square foot.
US Standards - Not Negotiable.
Vertical Construction fixes many other contractor's "projects." Electric and Plumbing are two major differences in building standards. Anyone who has lived in Mexico for a while can tell you building horror stories. The bottom line is that we build to US standards because we are not going to compromise our reputation. Yes, this makes our square footage price higher........initially. We have had clients decide to use other contractors, and within less than a year we have been called in to correct electrical, plumbing and structural nightmares, not to mention roofs and finish the job. The client ends up paying more overall than what they would have paid us to do it right the first time and have a better finished product.
Stop! Save yourself some money.
The local architects and engineers Vertical Construction uses are far more reasonable than those you will source in Mexico or the US. We live here. We are part of the community.
We have over 20 years experience and know how to save you money with layout, design, and structure without compromising your dream.
Management Companies
If you are OK with paying a minimum of 10% or more for a management company to oversee your project for what Vertical Construction already does, then hire them. Most management companies have a pool of Mexican subcontractors that they will have bid your job. Typically, the management company will choose the lowest bid so they can make the most profit on subs who are not committed, dedicated employees. The management company's bottom line is the dollar. Where does dedication, reputation, customer satisfaction, warranties, and standards fall among the dollar? In the case of some management companies, once the job is complete, you are on your own. It is up to you to coordinate work directly with the Mexican subcontractor and negotiate prices for repairs. Or, then hire us to correct mistakes made by this subcontrator and complete unfinished tasks.
