2. Quantify & Qualify - This means determine level of fixtures (tile vs. marble) and materials (block vs. metal framing, window sizes and style), number of electrical outlets, extent of completion (owner may want to paint, landscape, etc…). There are many decisions in this process to be able to keep your budget on track.
3. Derive Contract - and payment schedule.
4. Design the Project - Peter drafts his own design from your ideas keeping your budget at the forefront of the project.
5. Architect / Engineer Approvls - Different Camps / Developments in San Felipe require different prints. You can literally save thousands of dollars in this step alone by having Peter design your home to be cost efficient. This takes into consideration materials, design, and budget's sake as well as our architect and engineers are very affordable.
6. Submit Prints - to camp review board. Obtain permits. Camps differ in costs to review and approve prints. They also differ greatly in their time frames. Neither is under the control of Vertical Construction.
7. Create client's web page - to monitor progress on-line from afar. Financials are not a part of this.
8. Start the project - this is an overview. Each step has many factors and sub-steps and the order can change due to the particular project.
a. Source fixtures (appliances, cabinets, flooring, etc..) This one step can hold
up your entire project if these finish materials are not ordered. A different size
refrigerator or sink can change the entire layout causing change orders and unplanned expenditures.
b. Survey.
c. Excavate / bring in dirt if needed.
d. Facilitate utilities; electric, sewer or septic, water or pila.
e. Dig / pour footers.
f. Set in floor mechanical.
g. Pour slab.
*Fence or walls should be built at this time to secure site if needed.*
h. Start framing.
i. Run electrical and plumbing.
j. Sheetrock or stucco.
