VERTICAL CONSTRUCTION

Our company was hired for this renovation / repair project in the El Dorado Ranch development because defects in construction by the original contractor / builder and damage from a fire.

You are looking at huge imperfections in a concrete roof due to original

shoddy craftsmanship.

Footprints in original concrete work.  With no initial attention to detail, all the imperfections in the roof allowed rain water to become trapped under the roof protective overcoat.

The overcoat delaminates from the roof if it is not smooth.  Yes, it does rain in Baja.  Not often, but when it does -- torrential.  The roof looks good when it was initially finished, but attention to detail is lacking and interior damage was the result.

More foot prints in original roof cement not seen until all roof adhesive was removed.  Vertical Construction ground downthe cement, patched and apply an entire new covering. This is labor intensive work.  Many wall surface cosmetic repairs were also corrected to match exterior finish.   

Door and trim damage due to detached garage fire was repaired as well as cracks  to the cosmetics of the structure.

 Entire roof with damages repaired and waterproofing applied.

 Home repainted with three coats of paint and three different colors. 

Please refer to the pictures immediately above for the before and after landscape.  The pool was backfilled and bricked over for cleanliness and to keep costs down.  A well needed, inviting, sense of entry was created in the front of the house.
